I have noticed the big home improvement stores are more hesitant to locate in malls in the US. I can think of one Home Depot on the outskirts of a mall and it does well but really is so far it is off property for all intents and purposes. I can believe Dutch Bros is hurting Starbucks in Texas as their expansion has been breathtakingly fast (about 200 stores since 2021 compared to Starbucks' 1250 since 1994) but there's no way that's putting a noticeable dent on their performance in the bigger picture.

WinCo Foods has acquired the old Fry's Electronics building across from the Target at Renton Landing. Originally it was going to be redeveloped into a multi family housing site.
