It is my understanding the property owners can justify charging higher rents based on how many vehicles a day are projected to "come in" to the shopping center. So the gas station creates a lot of unique, non-grocery trips.

Also Kroger has over 1,500 fuel stations in its store parking lots or within a few blocks of store locations (some of these were stores retained when they sold the freestanding c-stores off; I estimate Kroger still runs about 100 true walk in c-stores but those just run as a satellite of the main stores now like a bakery cash register or deli cash register and items are priced the same as the large store). So it has them in over half of their stores. Some divisions like Ralphs and QFC have almost no fuel centers while divisions like Fred Meyer or Smiths have one at almost every store. Years ago Kroger was giving executives a bonus based on how many fuel stations got built, it was a strategic initiative, and caused for some very creative locations.

Ralphs has gas stations at its stores in Murrieta, Palm Desert, Eastvale, Rancho Cucamonga, and Fullerton. There are a few Ralphs gas stations that aren't in the same lot as a Ralphs (Point Loma is one example)
Albertsons barely had any Express gas stations in their SoCal division too. Albertsons had Express gas stations in Murrieta, Rancho Cucamonga, Fullerton, La Habra, Carson, and Ridgecrest.

There is also a Ralphs gas station in Woodland Hills (across from the store- took over an existing gas station) and one other somewhere around there (also across the road from the store- appears that they built from scratch).

Albertsons did not do many gas stations in CA. NorCal had none.

So given that history it is funny they are insisting on the gas station in La Quinta.

There was a Ralphs gas station in Pasadena, I believe on Lake Ave, across the 10 and a few blocks from the actual store. That was a couple of years ago, i don't know if it's still there or not.
