Albertsons/Safeway 2018 & 2019: Openings and Closings

Last year, I made a thread for the openings and closings of stores in the Albertsons family and for 2018 I intend to do the same. Also like last year, there is a * if it takes over and converts (closes) an existing functional store, similarly for the closing stores (replacements, if there is an immediate replacement). The dates for closing are what the company says so they'll probably close a few days sooner. Not listed are temporary closures unless they have different addresses. Additionally, on 1/6 Pavilions on 14845 Ventura Blvd. closed (Sherman Oaks), though it will be only added to the list if it gets a new address.

The two Albertsons stores are at in Fort Worth and 1300 W. Belt Line Road in DeSoto. The Tom Thumb stores are at 2600 Flower Mound Road in Flower Mound and 820 S. Macarthur Blvd. in Coppell.



2 - Guess, since it was announced in December.
3 - The newspaper misprinted the address.
4 - Closing date approximate.
5 - Newspaper article says it will "close in April", so likely earlier than this date
6 - From what I saw, the Albertsons closes earlier than the Safeway stores.
7 - There was an ACME across the street.
8 - Listed as available 1/1/19.
9 - Destroyed by fire, and announced not to be rebuilt.

Edit 1 (1/4) - IT BEGINS! Northern California leads the race with a Safeway to close January 22nd. Also added Randalls' Georgetown address and a Market Street. Because of the addition of Market Street to "predicted", the "Projected Ratio" is still the same, though it will surely plummet.
Edit 2 (1/12) - Randalls in Georgetown has opened! However, we also learned of two closures in the meantime, a Star Market and a Vons. Due to the somewhat confusing way I calculated the ratios, there's three numbers, the "Actual Ratio" to show what has opened and closed so far as of this writing (it's +1 due to the new Randalls and no store closures), the "Projected Short-Term Ratio" to account for stores with known opening and closing dates (it adds a Market Street but incorporates the three closing stores), and the "Projected Long-Term Ratio" that incorporates all the stores known to open this year. Barring acquisitions, the Long-Term will go down further.
Edit 3 (1/27) - With the closure of Safeway in Sacramento and the opening of the new Market Street, the Actual Ratio is still +1. However, there were several closures announced in the meantime. In addition to the fact that I don't see Durant, OK opening by year end (unless I see some more information on it, seems like last time they had some property acquisition issues) and one of the Boise stores is replacing another meaning it won't affect the ratio positively (as 1219 Broadway will be closed), there were several further reported closures have caused the short-term ratio to plummet to -5. The addition of a Las Vegas Albertsons has changed the ratio to +3 long-term. The rebrand of the Pavilions at 2938 Tapo Canyon Road in Simi Valley, California has added +1 for Vons and -1 for Pavilions. This does not affect the other ratios for obvious reasons.
Edit 4 (2/9) - Changes made to account for a second Vons/Pavilions name switch (see the thread for more info), the actual closure of Star Market, and "Market Street Idaho". Added clarification for Oildale store. The actual ratio of opened stores to closed stores this year is officially zero.
Edit 5 (3/11) - The Bakersfield Vons, the Springfield Safeway, and the Phoenix Albertsons have all closed, pushing us to -3 in terms of "real ratios". Two more Albertsons closures have been discovered. Short Term (now 4/30) is -8, Long Term is +1 which by now confirms that Albertsons will have less supermarkets by December 31, 2018 than December 31, 2017 unless they buy any more supermarkets from independents/others. Of course, this was all written before they announced they were buying Rite Aid, which would really change things if it goes through.
Edit 6 (4/21) - Added Randalls closures (due to the amorphous closing date, will be written as 4/15 though they might've closed sooner) which means Randalls is now negative. Vons Canoga Park closed (date from article) and Lake Elsinore is apparently closing, so with Canoga Park gone Vons' ratio is equalized. The two Eastern Division Safeway stores have been added. The Market Street Idaho brands have also been updated for recent changes.
Edit 7 (5/6) - Three ACMEs and another Safeway in Oregon have been announced for closure. With this, short range (moved to 6/30) is now at a whopping -19 and long range is -10. As Vons in Lake Elsinore has closed, Vons is -2 for actual, and actual is -11. The prognosis for new stores looks pretty bad at this point, though the new Albertsons in Boise should be opening soon. The Rite Aid merger unfortunately is probably going to be a distraction that could be spent opening new stores, despite the fact that SuperValu and SEG may want to offload some decent stores...a dozen stores between them could really impact the numbers for the positive.
Edit 8 (6/21) - More closings have been added in their respective divisions including Seattle (2), the Randalls store on Barker-Cypress and 290 (sigh), West Covina Albertsons, Santa Barbara's Vons, and three stores in the Southwest Division. At least Mansfield opened. Removed the Store Breakdown list because it got a bit complex calculating what actually opened and what has since closed. It will return next month. No news yet on The Fresh Grocer in Philly, even though the trial was supposed to start by now...if it's a win, then it will probably have an opening date, if not, gone from the list.
Edit 9 (10/4) - Updated after a long absence. More store closures, but I've decided not to include the store branding flips or the ratios (it's a BIG loss, not even close!). 1219 Broadway Avenue was removed from the list entirely as it had the same address and reopened within months. The former Nob Hill store is going to become Andronico's.

The Albertsons at Broadway and Beacon is technically the same location (just on an adjacent space to the west), but the new store will face Broadway instead of Beacon Street, although the current store's address is Broadway, I am not sure if the new store will have a Broadway or Beacon address.

The Albertsons at Vista and Overland, which was rebuilt in a similar fashion several years back, originally faced Overland and had an Overland address. The current store faces Vista and has a Vista address.

This method keeps the existing store at the site open until the new store is completed.

It's probably a different number, as several of the stores west of the original Albertsons were torn down for the new store. Also, I forgot to mention another new store that may be opening, mentioned early last year so if this new store comes to fruition this year, it's +10. The new Randalls in Georgetown opens January 12th though there will probably some store closing activity around that time. Which stores are going to get it?

My guess is that we will definitely see store closure activity around DFW. Just offhand, the following stores could all be potential candidates for closure:

- Albertsons at 2828 Motley Dr. in Mesquite (store has not received a renovation in years and is located in a declining area)
- Albertsons at 1500 S. Beltline Rd. in Mesquite (just down the street from a newer and well-trafficked Tom Thumb to the east)
- Albertsons at 4126 S. Carrier Parkway in Grand Prairie (again, just across the street from a Tom Thumb which at least has Lifestyle decor and new lighting, compared to the Albertsons which hasn't been renovated in years. Albertsons' only advantage here might be its location on the right side of the road for southbound commuter traffic coming from I-20.)
- Tom Thumb at 1701 W. Randol Mill Rd. in Arlington (this store warrants a whole post on its own, and not in a good way. It's decor is pre-Lifestyle, almost all coolers and equipment appear to be original to the store, and it currently has no pharmacy.)
- Tom Thumb at 820 S. MacArthur Blvd. in Coppell (not a terrible store, but the decor is pre-Lifestyle and the store always seems to have little traffic compared to the other Tom Thumb location in Coppell)
- Tom Thumb at 10455 N. Central Expy, in Dallas (store is horribly outdated, decor predates the Randalls acquisition in 1994 and most of the equipment and fixtures are downright dirty)
- Albertsons at 3001 S. Central Expy. in McKinney (store does not have horribly low traffic, but much of its shopper base is now split between this location and the newly reopened Tom Thumb to the west)

in Houston, I would expect that the following stores could be suspect:

- Randalls at 9420 College Park Dr. in the Woodlands (early 2000's Safeway-built Randalls, but never received a Lifestlye renovation and seems to have dismally slow traffic following the opening of a large HEB to the west)
- Randalls at 11711 W Bellfort Ave. in Stafford (another store which did not receive a Lifestyle remodel and is the last man standing on the border of Alief, a major declining area)
- Randalls at 5264 W 34th St,. in Houston (store does not seem to be in as bad of shape as the others, but its location is terrible and it is does not fit the demographics of the surrounding area)

On the Dallas stores, there will probably be a closure in Mesquite (the one NOT near a Tom Thumb may be propped up), one will close on Carrier Parkway (possibly the Albertsons closes, renovates, and then Tom Thumb moves in). Dunno about the others, but Tom Thumb was acquired in 1992, not 1994. 1994 was when the Austin stores were renamed and the Houston stores started carrying alcohol. However, that's not early 1990s Randalls decor. Unless Albertsons is planning to finally remodel this one, typically stores that skip several remodeling cycles are destined for the closure list.

On the Houston stores, the 34th Street location is weird, it replaced a Randalls across Northwest Freeway but all indications (HCAD, the numbering of the store) indicate that the location was built in 2001 under Safeway (unusual, and if that store was doing really badly then it would've been kicked to the curb in 2005 or a few years afterward). Prior to 1998 it was a Kmart (which moved an exit north to a Venture, and of course that store packed it in 15 years ago), and the building looks like it was demolished since the footprint is smaller. The lack of other supermarkets keeps this one alive, it seems. Similarly, if Bellfort is "last man standing" and has lasted this long they can probably use that as a bargaining chip for financial incentives to keep the store open. Dunno about The Woodlands, the lack of developed-out pad sites indicate that the store never did as well as it was supposed to. (Coin flip on that one)

The stores in the South division are also affected by the wildcard that is the investment in El Rancho. This may range from anything to incorporating El Rancho's product line (including their baked goods and further-processed meats) to Albertsons/Tom Thumb or sub-leasing underperforming stores to them.

Oops, I meant 1992. 1994 was the opening year of the first Randalls-built Tom Thumb in Dallas at Preston/Belt Line, followed shortly by the Tom Thumb at Coit/Legacy in Plano. And when I was talking about the Dallas Tom Thumb on Central, I meant that the store's decor predates the Randalls acquisition. The font used on the aisle signage at that store is actually the font which was used in the former Tom Thumb-Page logo. The Arlington and Coppell stores I mentioned both have decor which immediately predates Lifestyle, and would have been last remodeled in the early 2000's.

You bring up an excellent point with El Rancho, particularly pertaining to both the 34th Street and Bellfort stores. Both locations have a sizeable Hispanic population nearby, and could likely be better suited for their surrounding neighborhoods by either converting to the El Rancho format or introducing more Hispanic and international products to these stores.

In all honesty, I think that Dallas will likely be hit more heavily with closures vs. Houston this time around, considering that the Randalls store base has been pared down so heavily in recent years under Safeway. The most likely stores which I could see closing in Houston is either the Bellfort or Woodlands locations I mentioned, unless if there is an unexpected underperforming store like the Katy store which closed last year. On the flipside, DFW still has many Albertsons locations which seem to be pulling only moderate business and desperately need investment to remain viable, along with the few aging Tom Thumbs I mentioned.

I don't think El Rancho will go after Houston unless it buys another player (El Ahorro, Sellers Bros., Fiesta???) just because of all the competition (there's better markets). It would help Randalls' case if they used El Rancho as a supplier and remerchandised stores, which seemed to be implied (and not just South, the whole chain).

As an aside, since El Rancho isn't part of the Albertsons family officially (more like a godson, really) new stores won't be listed here.

Add a +1 for Market Street, but not as one of the two potential locations mentioned previously in the 2017 thread!

Apparently, Albertsons has purchased and is renovating the former Walmart Neighborhood Market at the southeast corner of Legacy and Lebanon in Frisco for a new Market Street location. Somewhat ironically, this location was previously an Albertsons which was closed in the LLC era. Market Street is currently running radio ads announcing hiring for the new store, but no official opening date has been announced yet. This should be an excellent spot for them, as the closest Albertsons-owned grocers are two Tom Thumbs located to the east and west at least a couple of miles away, plus another Market Street in the north end of the city.

Huh, and I thought the "switching places" in Plano was interesting (Market Street replacing the Wal-Mart and the Walmart Neighborhood Market replacing the Albertsons). The store exterior is quite nice and opened in 2003. It will compete head to head against the Kroger located catty-corner.

Personal predictions hold that southern California will see closures based on overlap as well as Southwest (likely Seattle/Portland as well), and another A&P/Pathmark or two will close. South will probably see overlap closure in Dallas, shrinkage in Louisiana (unless they acquire Winn-Dixie stores or Rouses), and possibly Houston. The only real sign of hope out of Houston this year involved reopening the Kingwood store, which is important but not exactly encouraging in terms of market share.
If I were Albertson's and wanted to increase my presence in Louisiana, would I want Southeastern Grocers' perpetually failing Winn-Dixie stores, or would I want Rouse's?

Winn-Dixie has ran its course in Louisiana. Southeastern Grocers' possible bankruptcy could lead to the closure of many BI-LO, Fresco y Más, Harvey's, and WInn-Dixie stores and exits from several markets.

Rouse's has expanded into Mississippi and Alabama. It has store count and better market share. It would fit well with Albertson's footprint. Albertson's could expand pharmacy operations into Rouse's.
