If a chain is in long-term decline, then rising rents will give them more reason to keep closing stores. Yeah, I never heard or witnessed that about Ralphs.

The 2 Ralphs in the Koreatown area are quite busy. I noticed many Asian folks at the Westwood Fresh Fare as well.

Come to think about it, the Fresh Fare by UCSD was usually packed with (I think) mostly Chinese students shopping.

Sit down restaurants (the upper scale types) are thriving in my area but NOT the big chain ones.

Fast Food types are slow except the circus of I&O.

Fast casual are just okay.

Also indepenent sit downs are thriving.

Interesting because ten years ago Darden separated Red Lobster and was crucified as if they had sold off their best asset. They must have known something back then, maybe some bad lease deals.
