You guys make this out to be a new thing---it isn't. Most of the earliest department store branches were small--like 10-20-30K sf small. This and Austin seem like pretty high profile retreats. Obviously they didn't understand the Miami market and probably didn't have the right merchandise mix. Your assumption about prices needs some historical data. I haven't been to Target in NYC, but I went to the old K-Mart next to Penn Station many times---the basement opened into Penn Station, so it was a good way to beat the rain.
