Had a friend who invests in real estate several years ago mention that Walgreens does a huge number of triple-net leases throughout their footprint--he considered investing in one/several but didn't end up doing it.

Part of why Publix seems maintained well is due to the construction of the stores. Many stores have that terrazzo flooring which basically just looks good forever. The thing is the bank doesn't even know the restaurant has problems until it is much too late. The restaurant closes and is out of business, evicted, bankrupt, and with a lapsed franchise agreement before the bank even knows what is going on it seems. I think they're definitely more "on their game" here in SE Michigan than in other places; with them being whipsawed between Meijer and Kro-Mart....stores are immaculate--floors shiny--was at one store yesterday (Madison Heights) where literally EVERY employee had a huge smile on their face...
