They probably have leases getting ready to expire. Our Kmart here was supposedly the best performing in the region, a 90s built store, and it still closed when the 25 year lease was up this last February. They aren't going to renew any leases it seems even in the "good" stores.
They were using the "not renewing the lease" excuse for a long time with store closing announcements. I have to wonder how many of the locations that are left are fully owned by Sears. They have more control over operating costs when they own versus leasing.

For example, several newspaper articles that I have read about the still-open Aberdeen, WA location have mentioned that Sears owns the store and parking lot at that otherwise near-death mall.
