Karcher Mall was one of the first malls in Idaho, and for many years was the only enclosed mall close to Boise. Boise Towne Square's opening in 1988 took away a lot of business.
Nampa is an interesting market. Karcher Mall lost Macy's to a freestanding store (which has since closed) and JCPenney returned to Nampa (where it left Karcher Mall in 1988) for a new freestanding store next door to the new Macy's.
It's hard to say what the new big box stores will be. There is already a vacant Kmart and a soon to be vacant Shopko in Nampa.
