May work for a non-retail use. Storage or medical facility or something.

Zuni and San Mateo didn't have TLE before the expansion to a supercenter in the early 2000's. As it was, in order to add grocery, they had to buy out an apartment building next door and paid the owner to buy residents out of their leases, but the owner tried to take the money and run. After delays, they were able to do the expansion. The store also lacks alcohol (beer, wine, liquor) as it is located next to a high school. It's a rough neighborhood, but it's the only "traditional" grocery store in that part of the city. Storage could make sense.

The store does not seem that old. There is a Target right next to the Walmart and an Amazon Fresh at the same shopping center.

With those two stores so close, it obviously made it so that there was not enough business to go around.

Are there any other places where there is a Target next to a Walmart?

The news article said that the store opened in 2012. It may be the end of a 10 year lease and with only 147 employees (which seems low for a Walmart) it seems that it must've been a relatively low volume operation.

Walmart seems to have struggled in Washington for some reason (closing all of it's Sam's Clubs) and not really having a lot of penetration as it does in other markets.

Here in Arizona there is a Target next to a Walmart at the Christown Spectrum Mall. Off of the places I've lived (memory) there is a Target next to a Walmart in Centreville, VA at the Fair Lakes Crossing shopping center (BJ's is in between).

There is also a Walmart next to a Meijer in Rochester Hills, MI and a Target next to a Meijer in Auburn Hills, MI.

My wife went to that Factoria Walmart last week while I was doing some work-related stuff in the area and said that even by Walmart standards that store was pretty terrible, which is odd because it has what is likely the most affluent demographics of any Walmart store in Washington. It was built in what used to be the mall's Mervyn's store, and even though it was technically a Supercenter, it was probably the smallest one I've seen at around 76,000 square feet (basically the size of a large grocery store) and had a really weird layout because it had to reuse the Mervyn's building. The article says that the store opened in 2012, so it seems to be a non-renewal of a 10 year lease. Aside from the Neighborhood Market elsewhere in Bellevue (which actually opened before the Walmart store did in part of a former KMart on 148th) this is the only Walmart store on the Eastside, and I can think of pretty much nowhere else on the Eastside that they could build a store unless they wanted to buy some farmland in the Sammamish Valley or out on Union Hill Road and somehow convince the Redmond City Council to let them rezone it (highly unlikely.)

As for Target stores near Walmarts, there's one in Everett where they're only a few blocks away from each other on Everett Mall Way, but generally I can't think of many. In Redmond there's also a Target that's right next door to a Fred Meyer store, and both of those stores seem to do fine.

Yep, Walmart and BJs are original to Fair Lakes. Target replaced a Hechinger that closed in the mid 90s at the beginning of their meltdown. Walmart expanded to a Supercenter about 6-7 years ago. Target recently got a remodel with their latest incarnation of PFresh.

Another place in the DC area with both Walmart and Target is Milestone Center in Germantown, MD. Walmart and Target are perpendicular to each other separated by Walmart's parking lot and a driveway. Walmart was expanded to a Supercenter a few years ago. This is the only Walmart in Montgomery County, MD.

I think in the DC area there is a enough population and money to go around that Walmart and Target can survive in the same center. Also there is definitely a group of people who would never shop at Walmart that gives Target some business. Plus Walmart has expanded many of their stores in the DC area to Supercenters. The low priced groceries certainly attract in a high cost of living area.

Is the closing Walmart in Washington state a Supercenter? Maybe with Amazon Fresh and Target (presumably with PFresh) in the same center Walmart had no draw. This is just observational but I feel like Walmart does not put the same level of effort into maintaining non-Supercenter locations. Makes those stores feel run down and dirty.

I believe the store is considered a Supercenter, but had no service (deli/bakery) departments. Oddly enough the Neighborhood Market elsewhere in Bellevue doesn't have any service departments either.

If Neighborhood Markets count.....
In Vancouver, Vancouver Plaza has had a Target since the center opened in the late 1980s. After WinCo moved to a new location nearby on Andresen, Walmart opened a Neighborhood Market in a portion of the old WinCo space. That store has since closed, but Target is still there.

Atwater, CA is one where they are literally next to each other in the same shopping center. Springfield, OR has a Target and Walmart Market next to each other. Sherwood, OR has Target and Walmart in the same block, basically next to each other.
