New WinCo for Goodyear, Arizona

Looks like WinCo is finally building a new store in Goodyear, AZ by the end of this year (for their 8th Arizona location).

This store has been in the works seemingly since WinCo entered into the market 10 - 12 years ago and the parking lot has been in place since 2020/2021. There is a Walmart Supercenter across the freeway and a Safeway about a mile away.

WinCo has little to no debt and builds new stores as funds become available.

It is strange they sat on this site so long.

Goodyear is at the bleeding edge of Phoenix metro--perhaps there wasn't quiiiiite enough development within a reasonable radius (given that 1/3-1/2 the area of the circle is scrubland)

You haven’t been to the Goodyear area in the last few years, or along the 303 corridor.

Maybe they had to wait on permits or a build out of infrastructure. WinCo is still waiting to build in Centralia, WA, on a site where Fred Meyer already backed out.

I'm not sure exactly how WinCo does in Phoenix. I think they have a mixture of stores that mostly do well and a couple stores that underperform. I also think the speed after opening a store there, to get the stores up to the level of performance they expect, has taken years longer than it takes in some other markets. Also this may be the right time for them in AZ because Frys/Safeway have made some pretty drastic price increases there in AZ the past couple years; WinCo's pricing stands up a lot better to Frys/Safeway now than it did a couple years ago in the AZ (and Las Vegas) markets.

The situation seems similar in TX but I think the mix is less favorable in TX with stores that are either marginal or appear to underperform. The other problem in TX is WinCo's pricing is really not all that favorable to other competitors. Yes it is lower, but not 30-40% lower like it is on the west coast.
