New 99 Ranch Market locations coming to Westwood (L.A.) & Tustin

Westwood location will be two stories. It's not a very deep building. There is an alley behind that separates itself from very pricey single family homes.

This location has a very poor parking garage accessed on the side street but great bus & future subway access. It was opened as a Borders bookstore & a Fresh Choice buffet and later became Ross Dress For Less when they moved here from the location a few blocks south that is now a Sprouts (and was a long time market housing Food Giant, Food King, Smith's Food King, and lastly Lucky).

The neighborhood is known as Little Tehran.

Although it is walking distance to UCLA, you really don't see many UCLA students walk this far south from campus.

I know this location very well as I lived within a mile of here since the 1960's until 3 years ago. My take is this is going to be a difficult location for this chain. There's a LOT of car traffic here. Bottleneck traffic every afternoon for hours. You couldn't find a more terrible parking garage. You certainly don't have the type of Asian community for the products they sell that is within walking distance to this store, either (unless they plan on serving the Iranian community but there are small markets owned by Iranians up and down Westwood Blvd.). There was a traditional Japanese community on nearby Sawtelle Ave. near Santa Monica Blvd. but that has been gentrified for years now.

Every store that has occupied this building has failed. There was also an independent pharmacy and a few other shops in different spaces over the years.

Former Vons/Haggen in Tustin, which has been vacant since Haggen exited California, is also becoming a 99 Ranch Market.

Tawa Supermarket (99/168 parent company) selected Westwood because of the close proximity to UCLA and its very high Asian population (especially Chinese/Taiwanese students, faculty, and staff). The location might also suit well with the Asians that live in Beverly Hills/Century City. It would also be their second current location in the City of Los Angeles (besides the recently remodeled Van Nuys store). Their original location (dba 99 Price Market) on Hill St by the 110 Freeway in Chinatown closed many years ago.

Tustin also has a growing Asian population but it may be too close to Irvine, which already has 2 locations (the smaller Jeffrey store and a larger store in the middle of the city).

The company will also open its second Cravings location next to the Eastvale Costco in Riverside County (on a Goodman-developed industrial area), which has an Asian population of at least 25%. Goodman is working closely with Tawa to develop the new Cravings store.

As I stated, it is a horrible location with even worse parking. Beverly Hills nor Century City do not support the kind of Asian population that would make this store successful. That's just laughable.

It's true that there are Asian staff and students at UCLA that would frequent this store. But it isn't going to be easy for them to get to it.
