Wasn't Westfield supposed to be sold out of the USA already? Here is one of the most productive strips of box stores in America, the stores near Fashion Valley in San Diego. Westfield is lobbying to get development restrictions removed so they can tear them all down and build luxury apartments, claiming otherwise of course. For much of the urban core of San Diego downtown this is the larger of two major shopping districts nearby; the other (Point Loma) has generally older/smaller boxes and the streets can't take any more traffic plus developers want to level all of that retail and build up all around the arena when it gets revamped. If Westfield managed to get all these replaced too there would be a retail "desert" all around downtown San Diego.

What about Westfield Mission Valley Mall?
When I lived there they were slowly remodeling that property because it was failing quickly. Everyone was going to the superior Fashion Valley Mall.

The article mentions Westfield's gradual cashing out. The change would allow a variety of land uses in the future. It probably makes the property more attractive to a buyer. The article is referring to Mission Valley West, not Mission Valley Center nor Park Valley Center, which is located on the north side of Camino de la Reina across from Mission Valley Center mall. Westfield could easily tear down the vacant Macy's (and at the rate it's going, soon-to-be-vacant Bed Bath and Beyond) and build space for Trader Joe's and West Elm. The only thing worse than the parking at Mission Valley West is getting in and out of the parking lot. While I don't think Mission Valley can sustain more apartments, the loss of the retail stores at MVW will not create a retail desert. Residents of the downtown core North Park, South Park, Banker's Hill, and Mission Hills shop at the Hillcrest Trader Joe's. The residents of Kensington Normal Heights, Between the Heights, and University Heights can shop at the Hillcrest TJ's, just like they did before there was one in MV.
